Situated in an Area of Outstanding Natural Beauty, within a couple of minutes walk from the Sandy Beach at Harlyn, this is a rare opportunity to acquire a building plot in Harlyn Bay.

The plot is approximately a quarter of an acre and has detailed planning permission for the construction of a 5 bedroom house in the most sought-after location, which unusually includes both beautiful seascape and lovely open countryside views.

The plot is set back from the road and has shared access to a private driveway, with a generous parking area to the front.

The proposed house provides outstanding accommodation of 3250 square feet in total, with the arrangement of rooms taking into account the wonderful views from the site. There are direct sea views to the North and open, far reaching views of unspoilt countryside to the South.

The proposed house will comprise an open plan kitchen and dining room with wide glazing and a separate media room, with a large glass corner window facing the south. The ground floor accommodation continues to include two double bedrooms with en-suite bathrooms and additionally, a utility room with exterior access. The first floor includes a large airy, dual-aspect Sitting Room which enjoys the stunning sea views to the front and views of the open countryside to the rear.  Large glazed doors provide access to a balcony from where one can view the lovely landscape behind the property.  Three good sized double bedrooms, each with an en-suite bathroom, complete the first floor accommodation.

The building has been designed using a natural slate roof, cedar and stone cladding, with anthracite large glazed windows, and has been designed to be reflective of the Area of Outstanding Natural Beauty within which it is situated. The garden will also have a Cornish walled hedge to the rear.

Local Area

Harlyn Bay is best known for its proximity to Trevose Head and for it’s beautiful sandy beach and scenery. It is set just a mile west of the harbour town of Padstow and its wonderful restaurants.  The bay is a wide stretch of golden sand with sheltered alcoves, bordered by cliffs and with access to the South West Coastal Path. Within an easy walk, are many other beaches including Constantine Bay, Booby’s Bay, Mother Ivey’s Bay and Trevone Bay.

The newly opened Pig at Harlyn, a beautifully restored 15th century Manor House and restaurant, is within a short comfortable stroll from this plot.  Plans are also in place for a new beach side restaurant and shop on the site of the former Harlyn Inn.

On the beach is the well-known Harlyn Surf School and it’s pop up food cafes. Padstow is a less than a five minute drive and the village of St Merryn provides all local amenities.   The Championship Trevose Golf Course and Country Club is less than a mile away.

Harlyn Bay is a highly sought-after location for both residential and holiday houses, with excellent rental opportunities available for holiday letting investments.
