Situated on a quiet country lane within easy reach of Porthcothan Bay and surrounded by open fields, approximately a 15 minute walk to the beach. Just down the lane you can find Macdonald’s Farm, a lovely family place serving wood fired pizzas in the evening and a great bar, and a cafe in the daytime – open all summer season. There is also a bus stop at the end of the lane which runs links to Padstow or Newquay so easy for trips out and about if you don’t want to drive.
The beach at Porthcothan Bay is within a mile down the road, a 15 minute walk away. Porthcothan is a sheltered sandy beach nicely tucked in between Padstow and Newquay. There is a cafe/shop in the dunes, plus parking and toilets are both situated just over the road. Located in the midst of the ‘seven bays for seven days’ you have a stunning choice of beaches within a few miles if you want to vary your beach days, with Mawgan Porth or Watergate Bay close by, home to the Extreme Academy for water sports adventurers. Or head up to Treyarnon Bay or Constantine for miles more stretches of golden sands, a huge range within 10 minutes.

Lovely stay for my family of 4. Spacious and well kept with all the facilities you could need. Comfy beds, nice garden with view of fields all around. Walking distance to a good beach, short drive to lots more. Next door is Old McDonalds farm if you fancy a drink or can’t be bothered to cook.

We loved everything about coastal retreat! It’s super clean and new. Well equipped with everything we need for a few days stay – even for longer stays as well! Our kids especially loved playing in the garden and melting marshmallows over the fire. It was our perfect holiday in Cornwall. We would love to come back!

Accommodation
Inside Space
With accommodation arranged on one floor, the entrance opens to a useful porch area to pile your shoes and coats out of the way. Through to the kitchen and dining room, a light space with beautiful views and dining space for four guests. From here you can access the inner hall leading to the bedrooms and shower room, or straight off to the sitting room, a spacious room with comfy sofas and a nice aspect over the garden. Patio doors at the front of the room open to the garden, filling the room with natural light and warmth and looking out across the rolling fields.
From the inner hall you have the contemporary shower room, with shower enclosure, toilet and basin. Next along is the twin room, another bright room with two single beds (zip and link beds which can be made up as a super king upon advance request), wardrobe and chest of drawers and plenty of space around. Lastly is the master king size room, again with plenty of storage. The master room also has a door through to the sitting room as well as the inner hall.
Outside Space
Outside, there are enclosed lawn gardens which wrap around the front and side of the property which look out over the stunning scenery surrounding, with various seating areas so you can find the sunshine throughout the day.
Access
Level access to the front of the house, gravelled from the parking areas and a paved path to the front entrance. There is a step over the threshold, and inside there is a small step up into the master room from both the sitting room and the inner hall. The remainder of the accommodation is level. The gardens are level with sloped areas on the lawn, there is a step across the path onto a gravel area and up to a small decked area leading into the sitting room.

With parking for one car allocated and further parking available nearby if required.

It is not permitted to charge electric vehicles at this property.

The log burner is not in use.
Pets
Dogs are not permitted in 1 Grafton.

A refundable security deposit of £250 will be taken prior to your stay.

PORTHCOTHAN BAY…
Porthcothan Bay is home to a sheltered surfing beach nicely tucked in between the popular towns of Padstow and Newquay. A wonderful sandy bay with fantastic dunes and a river running through the beach making a great family day out with plenty of exploring available to the children.
There is a cafe/shop in the dunes, plus parking and toilets are both situated just over the road. Just up at the top of the village you can find Macdonald’s Farm, a lovely family place offering a café during the daytime and in the evening, a great bar serving wood fired pizzas – open all summer season.
If you want to vary your beach days, within easy reach you have Mawgan Porth or Watergate Bay, home to the Extreme Academy for water sports adventurers. Or head up to Treyarnon Bay or Constantine for miles more stretches of golden sands, a huge range within 10 minutes.
There are also several scenic walks on the doorstep along the South West Coast Path, including Bedruthan Steps within a couple of miles, a simply beautiful coastal walk which is a must!
