What is a Property Health Check?

The purpose of a Property Health Check is to identify any obvious defects within your property which may cause problems or delays during your sale process at the point of building survey, mortgage valuation or at any stage in the legal process. On many occasions, defects taken individually can be regarded as relatively minor, however when several defects are found together this may result in the need for significant expenditure. This can often result in a down-valuation of the property, create delays or at worst cause a purchaser to either withdraw from the sale or attempt to renegotiate the purchase price.

The Property Check

The Property Health Check involves an unobtrusive visit to your property by our in house Chartered Surveyor Richard Hocking (FRICS) who will provide you with a Defects Report which, although not a detailed survey, will highlight any obvious issues likely to be found by a purchaser’s surveyor during a building survey or mortgage valuation.

The Lawyer’s Check

The Property Health Check also involves a visit from a member of the conveyancing team at Sproull Solicitors LLP who will look at the property and try to identify any legal niggles which might cause a delay once a buyer is found. Sproull will prepare a full report identifying any issues for you and suggest solutions, all free of charge.

The service is an invaluable tool in maximising the sale price of your property. If you are able to offer the property to the marketplace having remedied any minor structural issues or conveyancing queries, this could significantly reduce the likelihood of renegotiation at a later stage.
